The position

What Ascendo actually does, in plain terms.

Most advisory in this region gets handed out for free, attached to whatever it takes to close a deal. That shapes the advice, whether anyone admits it or not. Ascendo is built to give you the operator's view first — the one that comes from having built the commercial engine, not just advised on it. Whether you are an investor, opening a business in the region, or already running one, the starting point is the same conversation.

What we are

A retained coaching & advisory practice.

You engage us for a defined period and a defined mandate. You pay a fee for time, judgment and access to an eighteen-year network. That is the foundation of the relationship.

How we work

Built on an eighteen-year network across Southeast Asia.

Eighteen years closing residential and commercial transactions across Phuket, Bali, Dubai and the Philippines built relationships with the region's best developers — and the judgment to only work with the ones who are actually compliant. The same years trained agents into the kind of professionals who can properly guide an investor, not just show them a unit.

Why it matters

The advice is built to make your business work.

When the price is wrong we say so. When the structure will cause problems in five years we say so. The mandate is judged on whether your business gets stronger, not on any single transaction.

On exclusivity — because people ask

Some developer mandates are exclusive. That means exclusivity of our attention: for the term of the engagement we will not advise a directly competing project in the same segment and micro-market, so the work is undiluted and unconflicted.

The diagnosis

Most developers here don't have a product problem.

The villas are beautiful. The land is good. The renders are excellent. And the units still aren't moving — because nobody built the machine that sells them. These are the six failures we see over and over across Bali, Lombok and Metro Manila.

01
Enquiries arrive and die in a WhatsApp inbox No routing, no owner, no response-time standard. The enquiry that would have closed goes cold in four hours while three people assume someone else has it.
02
Nobody owns the number Marketing owns enquiries, the founder owns relationships, and no single person owns closed revenue. Accountability evaporates exactly where it should concentrate.
03
The team was hired, not built Agents recruited on charm, trained on nothing, paid on a structure that rewards activity instead of outcomes. Then blamed for the result.
04
Price is defended, never positioned The project is priced off a spreadsheet of neighbours rather than off a buyer it was actually designed for — so every conversation becomes a discount negotiation.
05
Compliance is discovered at the closing table Zoning, KBLI, permits and tenure surface when the buyer's lawyer asks — not when the product was designed. Deals stall for months over answers that should have existed on day one.
06
No distribution beyond the island The buyer with the money is in Dubai, Singapore, Hong Kong or Jakarta. Nothing in the operation is built to reach, qualify or convert them.
The receipts

Built, not theorised.

Every claim below is something Simo built with his own team, on the ground, in the last three years — and every number is one that has been stated publicly, on the record.

Case 01 — Indonesia

Bali, from a standing start

Head of Brokerage, Indonesia
FazWaz — Lifull Connect group
Jul 2025 → Mar 2026

Entered a market with no office, no team and no listings. Built the brokerage from ten people to forty in eight months, opened Berawa and then Uluwatu, and launched Lombok — while standardising the listing base to verified, legally-clean stock rather than the recycled inventory the island runs on.

Metro Manila, launch to scale in sixty days

Head of Brokerage, Philippines
Makati · BGC · Ortigas
2026

A second market opened from zero in parallel with the first. Four offices across Metro Manila, a floor past sixty agents, and a listing base of more than a thousand direct owner listings — the asset that makes a brokerage independent of portals.

In the same window the business secured developer accreditation with SMDC and a collaboration with Ayala Land Premier — two of the largest residential developers in the country — and pointed that inventory at the OFW and international buyer base rather than fighting for local walk-ins.

Case 03 — Channel design

The Team Leader Program

Designed and launched a partner-brokerage channel
Philippines, 2026

Rather than compete with established local brokerages for the same agents, the channel was designed to absorb them intact: the brokerage keeps its licence, its team and its brand, and plugs into CRM, qualified enquiry flow, developer inventory, international buyer reach and a training curriculum.

Inner SPARC Realty Corporation — founded by licensed PRC broker Gabriel Libacao, REB, who had built a twenty-agent team since 2019 — became the first Metro Manila brokerage to join.

Capital introductions

When a project needs capital, trust is what actually moves it.

Eighteen years across five markets built more than a track record — it built relationships with family offices and repeat investors who have already been through a cycle with Simo, and chose to come back for the next one. Those relationships reach into some of the deepest private-capital pools in the world.

How this actually works

Ascendo does not raise funds, place equity or act as a placement agent, and holds no capital-markets licence in any jurisdiction. What we offer is an introduction, made on the strength of relationships built over repeat cycles — not a cold pitch to a stranger. Any investment decision, and the structuring around it, is between the developer, the investor, and their own licensed advisors.

On the record

What has been said publicly.

“Leading this exciting chapter is Simo E., our Head of Brokerage. Under his leadership we are channeling our massive global portal traction and high demand into empowering local agents to sell smarter.”

The work

Three mandates. Nothing else.

Ascendo takes a small number of engagements at a time, because the work is done alongside your team rather than delivered as a document. Every mandate is time-boxed, with an agreed objective and a defined end.

01

Commercial Engine Build

For developers with unsold inventory

We rebuild the commercial layer around a project: who the buyer actually is, what the offer says to them, who picks up the phone, and what happens in the ninety minutes after an enquiry lands.

  • Buyer definition and offer positioning
  • Pipeline architecture and CRM configuration
  • Response-time and qualification standards
  • Agent recruitment, scripting and floor training
  • Developer and channel-partner structuring
  • International distribution — UAE, Singapore, Jakarta
90-day mandate · On-site in Bali or Lombok · Weekly working sessions
02

Founder & Operator Coaching

For business owners who have hit their ceiling

One-to-one work with the person carrying the business. Usually the constraint is not the market — it is that everything still routes through the founder, and nothing has been built that survives their absence.

  • Where revenue actually comes from, honestly mapped
  • Hiring, comp structure and accountability design
  • Delegation without losing the standard
  • Hands-on deal-closing — the founder still closes
  • Quarterly targets and the discipline to hold them
6 or 12-month retainer · Fortnightly, in person or remote · Confidential
03

Market Entry Coaching

For operators entering Indonesia, Thailand or the Philippines

You have a business that works somewhere else. This is the work of understanding why it will not work here unchanged — before you spend eighteen months and a budget finding out.

  • How the market actually buys, not how it is described
  • Entity, licensing and KBLI implications for your model
  • Local hiring: who to hire first and what to pay
  • Partner selection and the diligence to do on them
  • Sequencing — what must be true before you commit capital
Fixed-scope engagement · 6–10 weeks · Ends with a written go / no-go

How an engagement starts

A confidential first conversation, at no cost and with nothing to sign. If the mandate is right we scope it in writing — objective, term, fee, and what will be true at the end. If it is not right, you will be told that in the first call rather than the third.

What's actually costing you money right now?

Eight questions, built from real deals across Bali, Lombok and Metro Manila. Whether you're running the project, running the business, or deciding whether to fund one — this scores the six failure points above and tells you which one is bleeding revenue first. Most people are surprised which one it is. Nothing is stored and nothing is sent — the result appears on this page, for you alone.

For developers and business owners: answer about your own operation. For investors: answer about the deal or project you're evaluating.

If you are buying, not building

We will tell you the truth about the property, before you commit.

If you are an investor looking at Indonesian property, our role is to give you the operator's view before you commit to anything — orientation, structure, and a clear read on what you're actually buying.

  1. Orientation. What the market really is right now — pricing, absorption, which micro-markets have run out of runway, and which questions matter before any of the fun ones.
  2. Structure literacy. Leasehold versus freehold, PT PMA, KBLI, zoning and tenure — explained plainly enough that you can interrogate the advice you are given by others.
  3. Curated developer access. Eighteen years in the region builds relationships with the best developers — and the judgment to only work with the ones who are actually compliant.
  4. Introduction to the right people. When you are ready to transact, we connect you to the notary, legal counsel and licensed brokerage the deal actually needs.
  5. We stay on your side of the table. If you retain us through the process, our job is to make sure the deal actually works for you.
